- Should I use the agent who sold me this home? — Loyalty is fine if their performance merits it. But always compare agents and make decisions based on current market performance.
- What is a sole agency agreement? — You appoint one agent exclusively, typically for 90 days. Most properties sell better under sole agency because the agent invests fully knowing they will receive the commission.
- Can I sell privately? — Yes, but private sales typically achieve lower prices due to limited marketing reach and reduced buyer competition. Agent fees often pay for themselves many times over in price achieved.
Pricing and Market Conditions
- How is my property value determined? — By comparing it to recent sales of similar properties in the same area. An agent's CMA is the most accurate starting point.
- Should I start high and reduce later? — No. Overpricing leads to longer days on market, stigmatises the property, and ultimately produces a lower sale price. Correct pricing from day one delivers better outcomes.
- What if the market drops during my campaign? — Your agent should advise you if market conditions shift. Sellers who price realistically for current conditions achieve faster sales and less risk exposure.
Costs and Timing
- What does it cost to sell a property? — Agent commission (2–3%), settlement agent fees (~$1,500), marketing costs ($2,000–$5,000), and capital gains tax if applicable for investment properties.
- When is the best time to sell? — Spring (September–November) traditionally sees peak buyer activity, but Perth's mild climate means good properties sell year-round. Your agent can advise on current conditions.
- How long is the settlement period? — Standard WA settlement is 30–60 days. You can negotiate shorter or longer depending on your circumstances.
- Do I need to do capital gains tax? — If you're selling your primary residence you are typically exempt from CGT. Investment properties are subject to CGT. Consult your accountant.
