The pre-settlement inspection is your final opportunity to inspect the property before legal ownership transfers. It typically occurs 24–48 hours before settlement. This is not a new building inspection — it's a confirmation that the property is in the same condition as when you made your offer and that all agreed inclusions are present.
What You Are Checking For
Your pre-settlement inspection has a clear, limited purpose:
- The property is in the same condition as at the time of purchase
- Any damage occurring after the contract date has been repaired
- All agreed fixtures and chattels are present (appliances, curtains, etc.)
- The property is vacant and clean (unless otherwise agreed)
- Utilities are operating (test lights, run taps, flush toilets)
Common Issues Found at Pre-Settlement
Most pre-settlement inspections pass without issue, but here are the problems that do arise:
- Agreed inclusions have been removed (light fittings, curtains, dishwasher)
- Damage has occurred during the vendor's move-out (walls, floors)
- Garden has been significantly stripped or damaged
- A defect condition from the building inspection has not been rectified
- The property has not been cleaned to an acceptable standard
What to Do If You Find Problems
If you identify issues at the pre-settlement inspection, contact your settlement agent immediately. They can:
- Notify the seller's agent and request rectification before settlement
- Negotiate a compensation amount to be withheld from settlement funds
- Apply to delay settlement if the issues are serious and unresolved
- Document issues with photos for any potential legal proceedings
Settlement Day
Once the pre-settlement inspection is complete and you are satisfied, your settlement agent handles the transfer process. Funds are released, the title transfer is lodged with Landgate, and you receive your keys — usually notified by your settlement agent when settlement is confirmed. Congratulations — you are officially a property owner.
